$250 a day compounding
on a lot you can’t
afford to clear.
We buy the lot as-is. The fines stop the day we close. The lot-clearing order resolves at closing — the County stops mailing you. No mower, no contractor, no re-inspection date to chase.
Not sure selling is right? There are usually three or four ways out of a lot-clearing order — we wrote the free overgrowth playbook on all of them.
“Lot-clearing letter. $250 a day in fines.
No cash to do the work.”
Lot-clearing letter, $250 a day in fines, no cash to do the work. They bought it for cash, the order resolved at closing, the County stopped sending mail. That alone was worth it.
Three steps. No surprises.
Send us the letter.
A photo of what the County mailed + your address + your phone. That’s all we need to start.
We underwrite. You get a number.
A written cash offer in 24 to 48 hours, with the lien math shown. If our number is too low, we’ll tell you which other path makes sense.
Close in seven days.
At a local Miami-Dade title company. The County debts come out at closing. You walk away clean — no realtor, no repairs, no holding costs.
Out of every lot-clearing order, there are four ways forward.
We’ll tell you straight: selling isn’t always the right move. Sometimes cure or fight makes more sense. But ignore is never the answer — the fines don’t stop on their own.
Cure with a contractor.
Hire a lot-clearing crew, schedule the re-inspection, get the case closed. Costs $1,200–$3,500 in Miami-Dade for a typical lot. Best when you have the cash and the fines haven’t compounded yet.
Fight the order.
Request a re-inspection in writing if you believe the photos were wrong, or appeal at the Code Enforcement hearing. Works when the lot was already cleared, or the violation was misidentified. Free, but slow.
Sell to us as-is.
We buy the lot in its current condition. The lot-clearing order resolves at closing — the County stops mailing you. The fines stop accruing the day we close.
Ignore it.
At $250 a day, that’s $7,500 a month, $91,250 a year. The lien attaches to title. Eventually the County forecloses. This is the path most people are accidentally on.
Send us the letter.
We come back with a number.
A photo of the lot-clearing notice and your address is enough to start. We’ll write a cash number against the fines accrued so far and walk you through it on the phone.
